Purpose
Specialized land/agricultural CMA. Different engine from Iris (which handles residential). Built with Mitch Cain input — he is Artemis's #1 MARIS MLS agent in ag/land and anchors the Real Legacy Land and Auction division.
Current state
- Status: Live
- Accuracy: Farmland engine already hits desktop-appraisal accuracy

Integrations
- Regrid (PRIMARY data source — NOT ATTOM for land) — parcel data, GIS acreage, deed recordings
- USDA SSURGO — soil science, drainage, crop yields
- MARIS — comp source (with land-specific filtering)
- Mitch Cain's sphere intelligence — non-MLS comps for true ag land

Typical development touchpoints
- Regrid parcel matching (especially for unimproved land)
- Soil-type weighting for ag value
- Historical deed recording chains
- Hunting/recreational value layer (non-ag)
- Auction-style comps (different market dynamics than retail listings)

Open questions / gaps
- ATTOM comps fail for large acreage — is Regrid-only pipeline documented and stable?
- Auction vs listed comp weighting — how are recency and sale type factored?
- Is GAIA consumed by any other tools, or is it standalone end-user?
