Proprietary tools

Spark — spark.stoicagent.com

Purpose: Listing showcase landing page builder. MediaExperts link in, branded page out in 2-3 minutes. Status: Live. Replaces: Curaytor listing landing pages (partial). Integration: Feeds Lyra automatically for short URL + pixel. Downstream to Hermes for organic distribution.

Lyra — lyra.stoicagent.com / l.connectbyreal.com

Purpose: Link intelligence. Short URLs, pixel injection, click tracking. Auto-baked into Spark. Status: Live (deployed at scale April 16, 2026). Replaces: Geniuslink. Integration: Sits between Spark and Hermes in the listing marketing pipeline.

Hermes — hermes.stoicagent.com

Purpose: Social command center. Per-agent caption personalization, infographic builder. Status: ~50-60% built. Replaces: Sked Social. Integration: Receives Spark output, distributes to agent pages organically. Precedes Facebook MCP Ads (planned). Gap: Onboarding completion — not every agent has accepted Meta Business Suite invite.

Athena — athena.stoicagent.com

Purpose: Buyer portal. Per-agent branded via access code. Offer grader + Argus risk + market intel + AI narrative. Status: Pre-prod beta. Replaces: Public IDX buyer experience (for represented buyers). Integration: Website VIP Buyer registration → FUB → agent sends Athena access code → buyer portal. Gap: Argus risk engine overlaps with Iris — source of truth needs clarification.

Delphi — delphi.stoicagent.com

Purpose: Closing cost calculator. Seller net sheet, buyer estimate, cost-of-holding. ATTOM tax proration. Status: Live. Replaces: Paid closing calculator subscriptions. Integration: Powers the cost-of-holding step in price reduction scripts.

Orion — orion.stoicagent.com

Purpose: Seller/buyer intelligence. A+/A/B audience grading. Wise Pelican + Lob postcard integration. Status: Live for land. Residential expansion planned. Replaces: PropStream. Gap: Residential expansion timeline not set.

Iris — iris.stoicagent.com

Purpose: One-click CMA + LENS (photo condition) + ARGUS (8-dimension risk). Desktop-appraisal accuracy at 20%. Status: Agent beta. Replaces: Cloud CMA + Beacon AI (partial). Target: Field-appraisal accuracy at 10%.

GAIA — gaia.stoicagent.com

Purpose: Land valuation CMA. Separate engine from Iris land mode. Status: Live. Notes: Built with Mitch Cain input. Farmland engine hits desktop-appraisal accuracy already.

Titan — titan.stoicagent.com

Purpose: Income calculator. Status: Live.

Olympus — artemis-olympus.netlify.app

Purpose: Operations wiki. Cross-project Claude context brain. Status: Live. Source: Venterminator OS Obsidian vault, published via Quartz to Netlify. Integration: Seneca auto-reads Olympus for live team context. Claude Code can hit /wiki-briefing for operational context.

Seneca (internal)

Purpose: Negotiation coaching bot. Status: Live. Integration: As of 2026-04-17, auto-reads Olympus. 10x capability vs. field agents working from memory. Coaching theme: Persistently underused. Nuke in your pocket vs. fighting with a slingshot.

Facebook MCP Ads (planned)

Purpose: Paid boost behind the correct per-agent ad accounts. Status: Planned. Next in queue. Timeline: Not documented. Integration: Picks up from Hermes organic distribution.


Data layer

MARIS MLS

Role: Execution quality source of truth for Metro East IL and Missouri. 130K+ closed sales, agent-level data, weekly updates. Access: MARIS MCP in Claude Code (live). Public use: Internal tools only. Not authorized for public IDX display.

ReZen / Real Broker API

Role: Transaction scale, commission, rev share, cap status, equity, agent network. Access: Live API via the rezen skill in Claude Code. Covers: All Real Broker transactions across markets, not just MARIS.

ATTOM

Role: Property intelligence. AVM, tax, sales, owner, mortgage, schools, demographics, crime, climate. Access: ATTOM MCP in Claude Code. REST fallback via browser (pay-as-you-go on overages). Cost: $900/month MCP tier + pay-as-you-go REST API. MCP usage is cost-controlled; REST is not. Use MCP as much as possible.

Regrid

Role: Parcel data. GIS acreage, deed recordings, ownership chains. Critical for agricultural parcels. Access: Via Claude Code skills (auction-landing-page, property-intelligence-4-sources). Cost: $500/month for 2k lookups.

USDA SSURGO

Role: Soil science, drainage, crop yields. For agricultural parcel analysis. Access: Via Claude Code skills.

MLS Grid

Role: MLS data aggregator. Used in Spark and listing showcase pages. Access: API key in relevant services.

Showcase IDX Premium

Role: Public-facing IDX for getrealstl.com. About 125 dollars per month. Status: Selected. MARIS approval received. Install pending. Integration: Direct API to FUB on Premium plan.


Integration pipelines

Listing marketing pipeline

Agent grabs MediaExperts link, then Spark builds the branded page in 2-3 minutes, then Lyra auto-creates a short URL with pixel, then Hermes distributes organically with per-agent captions, then Facebook MCP Ads boost paid (planned).

Entry point as of 2026-04-17. Replaces the old text-Fred flow.

Showcase lead routing (15/15/30 rule)

Lead comes in from a Spark-built page. First 15 minutes, the listing agent has first claim. Minutes 15 to 30, the entire team can claim. After 30 minutes, lead drops to the lead pond and any agent can take it.

Managed in FUB. Claim means called or picked up.

Seller funnel (website to represented listing)

Form submission at getrealstl.com /sell/, FUB creates a lead with source tag, FUB routes by zip and agent zone and timeframe, Claude Code runs the PIR via the property-intelligence-4-sources skill, PIR delivered via email and SMS within 24 hours, delivery call booked (15 min), advances to listing presentation.

Buyer funnel (website to represented buyer)

Form submission at getrealstl.com /buy/ VIP registration, FUB creates a lead with source tag, routing cascade handles zip and price band and military signal, 5-minute automated SMS, 60-minute agent personal contact, 24-hour Athena access code delivery, 7-day welcome call, buyer representation agreement.

Note on Beacon (buildyourbeacon.com): Jimmy Mackin's post-Curaytor product. Used for seller reports. NOT the same as any previously-used "Beacon AI" product. Kept active; Claude-internal replacement is a long-term build queue item.

Target savings: ~$2,300/month operating cost plus ~23 labor hours/month once Curaytor + Lofty + Courted + HighNote sunset completes (Q2-Q3 2026).


Open gaps and questions

  • Tool stack adoption measurement. No dashboard showing which agents actually use Spark, Hermes, Athena, Iris.
  • Hermes onboarding completion. Incomplete list of who has accepted Meta Business Suite invites.
  • Facebook MCP Ads build. Next in queue, timeline undocumented.
  • Athena vs Iris Argus overlap. Both reference an Argus risk engine. Source of truth needs clarification.
  • Orion residential expansion. Timeline for leaving farmland phase.
  • Curaytor cutover. Depends on Hermes hitting production.
  • Iris field-appraisal accuracy. 20 percent to 10 percent milestone plan not set.
  • ListaFarm auction integration. Spec exists but not ingested.

Maintenance

Review this doc on every significant stack event:

  • Tool status change (beta to live, etc.)
  • Tool decommissioned or replaced

  • Major pricing change on a replaced tool
