Summary
Athena is a buyer-facing intelligence portal that every agent gets as a branded instance accessed via per-agent code. Originally scoped as an offer strength calculator (Jake Deiters' idea), Athena expanded into a full buyer education platform: offer grader, pre-inspection risk scan, market competition analysis, AI-generated offer narrative, buyer resource library, and closing cost integration. Positioning: this is a VIP-client tool, not a public lead magnet. Status as of 2026-04-17: pre-production beta, "ready relatively quickly" after field testing.
How Access Works
Every agent has their own branded Athena instance. The agent gives the client an access code. The client enters the code at login and lands on an Athena dashboard branded with the agent's name, photo, cover, cell number, and reviews. The agent is hyper-featured throughout — every screen reinforces that this tool comes from their agent.
Rule of engagement: Not for cold leads. Give this to a VIP buyer client, walk them through it once, use it to close the relationship. If they lose access to Athena, they lose a tool they can't get from their aunt Karen the part-time agent.

Offer Strength Grader
- Input: property address + offer terms (price, earnest money, contingencies, financing, timeline)
- Output: numeric offer score with strength/weakness breakdown
- Live behavior tuning: score adjusts as the buyer toggles earnest money up, waives inspection contingency, etc.
- Grading weights are teachable over time — e.g., dropping an inspection contingency should weight higher than currently calibrated
Argus — Pre-Inspection Risk
Embedded risk scan of the property before an offer is written. Pulls EPA facilities, county records, neighborhood trajectory, HOA assessments, permit activity, title and deed history. Sourced from statewide databases Fred downloaded and wired in. See also iris-tool-suite for the standalone Argus reference.
Market Competition
Zip code-level snapshot: list-to-sales-price ratio, median days on market, active listings, recently closed comparables, current active competition with statuses. Known gap: new construction can pull lot sales instead of actual home sales — needs filtering work.
AI Offer Narrative
Button generates a plain-English summary explaining what strengthens the offer, what fits current market conditions, weaknesses to address, what the seller will love. A second button is planned: "Summarize for Submission" — a copy-paste block to send with the offer to the listing agent.

Fred envisions two builds off the same foundation:
