Market VIP / OpCity Program — Structure & Strategy

Summary

Market VIP is the team's OpCity/Realtor.com lead program. The team owns 100% of Market VIP in the region. Premium leads go to the team first. Passed leads generate referral income from the network. No Zillow-style performance penalty — making it a lower-risk complement to Flex.

How It Works

  • Market VIP live connections come through the OpCity app (NOT Follow Up Boss). These are the gold — pre-screened, phone-verified buyers.
  • Nurture leads come through Follow Up Boss. These are people OpCity couldn't get on the phone. Lower quality. Round robin distribution. Don't prioritize these.
  • Splits: Straight 50/50. Fred doesn't charge OpCity's referral fee on top — he absorbs it to encourage adoption.

The Balance Play

OpCity requires balancing premium zip codes with lower-end ones:

  • Premium: Chesterfield MO (~$600K average), other high-value Missouri and Metro East zips.
  • Balance zips: Vandalia, Louisville, Salem, Mount Vernon, Centralia, Flora — the rural areas.
  • Fred's insight: "Give me the balance zips because I guarantee we'll want them." The rural team (Chad, Mitch, Joey, Curtis) covers exactly the areas OpCity considers undesirable.

Cream-Off-The-Top Strategy

  • Take the good leads: $500K lake home in Centralia? Claim it. 2-3 agents compete.
  • Skip the bad leads: $60K property? Let it pass to the network.
  • Network referral income: If an outside agent (e.g., Chad Sellers at Equity) closes a passed lead, OpCity collects a referral. That referral pays Fred because he owns the lead. Fred has collected 8 closings this way from leads the team passed on.

Four Types of Realtor.com Leads

This is a common source of confusion:

  1. Market VIP live connections (OpCity app) — the ones you want
  2. Nurture leads (Follow Up Boss) — OpCity couldn't reach them, low priority
  3. Standard Realtor.com leads — may show up in FUB, often geographic mismatches
  4. Network overflow — leads that passed through Market VIP unclaimed

Scaling Up (Market VIP Unity)

  • Fred is expanding to more zip codes via "Market VIP Unity" — zip-code-level purchasing.
  • Goal: best zip codes in Missouri + balancing with rural zips the team already covers.
  • Target: 2-3 agents per zip code to maximize claim rates on good leads.
  • Unity expansion launching ~April 17, 2026: Edge markets (O'Fallon IL out to rural east) and MO-side territories coming online.

Split Change (April 2026)

  • Moving to a flat 35% split (OpCity model) because Fred was losing ~$1K/month absorbing the old standard splits.
  • This replaces the previous straight 50/50 arrangement for Market VIP leads.

ZHL Requirement (NEW)

  • Agents must drive 2 ZHL files/month to Chris Luebbers or lose access to the lead program entirely.
  • This is a hard gate — no ZHL production, no Market VIP leads.

Agent Maintenance

  • Critical: Keep your OpCity app active. Update your leads. If you don't update, OpCity kicks you out of the program. Multiple agents have lost access this way.
  • 7-day status update requirement: OpCity will boot you if you don't update lead status within 7 days — and they do NOT notify Fred when this happens. Stay on top of updates.
  • Location settings: Set your preferred zip codes and price points inside the OpCity app (not FUB).
  • If kicked out: Call OpCity support to get reinstated.

Claim Process (FUB-Based)

  1. Lead alert hits Follow Up Boss.
  2. Check your email for lead details.
  3. Claim the lead IN FUB — do NOT claim manually from the email.
  4. Do not claim if you cannot contact the lead within minutes.
  5. Broadcast dispatch has a 25-second buffer — speed matters.
