Zillow Pro — Sphere of Influence Lock-In

Summary

Zillow Pro permanently locks a contact to the agent on Zillow via My Agent status. Once connected, the contact never sees another agent, never gets treated as a lead, and every Zillow action (showing requests, searches, saves) routes back to the enrolled agent — forever. As of April 2026, the team has 849 qualified opportunities in FUB but only 24 total connections. Critically underused.

Current State (April 2026)

How It Works

  • Each contact in Follow Up Boss has a unique per-contact Zillow Pro invite link. Not reusable — John Smith's link doesn't work for Susie Johnson.
  • Contact clicks the link → permanently connected to that agent on Zillow.
  • What the contact gets: Uses Zillow freely without being hounded by random agents. No calls, no spam, no "three different agents calling you." Their agent handles everything.
  • What the agent gets: Every Zillow action from that contact triggers an alert. Show request → goes to agent. Search activity → agent sees it. Zillow's predictive algorithm flags contacts likely to buy in the next 30-45 days.

Setup Requirement

FUB Zillow profile must be connected first. Go to Settings → confirm Zillow profile is linked. Without this, Zillow Pro won't function. Smart lists won't appear if the account isn't properly connected — alert Fred if they're missing.

The Three Smart Lists

Work these daily in FUB:

  1. My Agent Opportunities — Contacts eligible for an invite (not yet connected, not existing Zillow leads). The 849 above.
  2. Earned Client Business — 300+ leads Zillow's AI flags as close to transacting. Pre-built signal list. Move these up the pipeline.
  3. Zillow Financing — Contacts showing financing activity/interest. ZHL pivot opportunity.

The Enrollment Pitch

Fred's recommended language (April 2026 video):

"Hey, when you click this link, Zillow becomes our property website, and no one from Zillow is going to treat you like a lead. You're not going to get bombarded with sales calls. You're not going to have three different agents calling you. If you want a much better Zillow experience, click this link. Let me be your Zillow concierge."

Earlier version (still valid):

"You probably use Zillow already, right? Click this link — now I'm your Zillow guy. You can do whatever you want on Zillow and you'll never get treated as a lead. No one's going to call you, no one's going to bother you. If you need something, call me."

Don't spam. Warm up the invite first. The pitch only works in the context of a conversation.

2026-05-21 Reinforcement — "DO NOT SEND THEM BLIND"

Fred re-pinned the adoption push 5 weeks after the April video. Adoption still "abysmal." Explicit rule restated: each lead has their own individual invite link in their FUB profile ("send my agent invite") — but blind cold-mass sends "come off as spam" and burn the invite. Pair every invite with a conversation or warmed context.

Why This Is an Insurance Policy

Fred's firsthand evidence: "I've heard the calls. Fred's my agent. I don't want to bother him. Can you tell me about this house?" — A past client went to Zillow for a showing instead of calling their agent, and got routed to a competitor.

  • Without Zillow Pro: Past client requests a showing → routed to whoever pays for that zip → lost client.
  • With Zillow Pro: Same scenario → request goes directly to the enrolled agent.
  • Sphere contacts who drift to Zillow on their own (happens constantly) are permanently captured.

Premium Profile

Zillow Pro also upgrades the agent's Zillow profile to premium — 10x more powerful than a standard profile. Highlight top 5 sales, add media thumbnails. Becomes a business card website. Good link for marketing materials.

No-Surveillance Outreach — How NOT to Use Zillow Saved-Search Data (Seneca v2 Rule 1)

Shipped 2026-05-11. Telling a lead "I saw you saved that $1.6M home in Edwardsville" reads as surveillance and burns trust before rapport is built. Even though Zillow Pro gives the agent visibility into saved homes and searches, that intel is for internal targeting — never the opening line.

Three-move replacement script:

  1. Credential the source — "Best of Zillow, Preferred, Pro Certified — Zillow gives us the best clients."
  2. Generalize the specifics — price range, beds, area. Never the exact saved house, never the exact dollar amount, never a specific listing they bookmarked.
  3. Invite restatement — "If I could send you the perfect home, the one you'd want to buy yesterday, what might that look like?"

Same intel. Zero creep factor. The lead restates their own criteria, which gives you the same targeting signal without the surveillance feel.

Why this rule exists: Saved-search visibility is one of Zillow Pro's superpowers, but agents have been weaponizing it in opening messages — Fred has observed it directly. The result is that the lead feels surveilled and disengages before rapport is built. The lift this rule produces compounds with the My Agent lock-in: invite link sent in a non-creepy context = higher click-through.
