Summary
One Real Title LLC (ORT) is Real Broker's in-house title company. Artemis agents are expected to route all listing files to ORT by default and convert buyer-side files where possible. Meaghan Lee is the go-to for all IL files. ORT is closed weekends.
Submission Process
- Submit via ReZen — use the Submit Order button in the transaction checklist. Preferred.
- Confirm in Quilia — verify the order appears within 24 hours. If it doesn't, follow up directly. Orders have been submitted and never opened.
- Backup — email illinois@onerealtitle.com with signed contract if ReZen fails.
Quilia is tracking and document exchange only — cannot initiate new orders from it.
Earnest Money
Artemis agents do not hold earnest money. ORT receives EM via wire or ACH — confirm method with Meaghan at order time. On buyer-side files where listing agent controls title, you may not be able to route EM to ORT.
Getting Paid
Commission disbursement still runs through ReZen. ORT enables milestone-based disbursement — portions at contract acceptance, appraisal, sale pending, and close. Not a commission advance — no fees, no penalties.
Required checklist items on every ORT file:
- Upload all docs within 48 hours of signing
- Update closing date in ReZen if it changes
- Provide ORT with Real Broker wire info
- Upload final ALTA/settlement statement post-close
- Upload wire confirmation under "proof of payment"
Always wire — Real Broker covers the fee. Seller wire arrives next business day minimum (Friday close = Monday arrival — set this expectation with clients).
Affiliated Business Disclosure
Required on every file — even if ORT was not used. Use the December 2025 version only (updated by Jake Deiters, confirmed March 2026). Old Bluegill Title versions are obsolete.

Profit Sharing — Class C Shares
Fred holds Class B shares (team-level, based on total Artemis ORT volume). Distributions go toward cap refunds, events, or production bonuses.
Agents can earn Class C shares (individual, based on their own volume):
- Close 2+ ORT files to confirm it works in your market
- Sustain 2–3 ORT files/month over time
- Contact Erin Kropp once you've crossed the 2-file threshold
Mature ORT markets: $5,000–$20,000/quarter on Class C shares.
In-office closings available through ORT's Regis partnership — Metro East IL locations exist.
Buyer-Side Files
IL convention gives seller's agent title control. To bring ORT into a buy-side file, pitch the listing agent:
- Fully licensed and insured in IL
- Mobile notaries for remote/wet-signature closings
- Backed by Real Broker (NASDAQ: REAX)
- Quilia platform for professional document exchange
Fred's targets: 90% of Artemis listings at ORT, 20–30% of buyer files at scale.
Client Expectations — Set These Upfront
- Wire timing — seller gets funds next business day minimum
- Chicago phone / Miami wire — common fraud alert trigger; warn all parties before wiring
- Remote closing model — docs via email, mobile notary for wet signatures
- Quilia communications — clients may receive messages there; prepare them so it doesn't look like spam
- FINCEN on cash deals — required anti-money laundering docs; every reputable title company requires this, ORT is no exception
Missouri Status (April 2026)
Not yet active. Missouri email has bounced. Do not commit MO clients to ORT until confirmed live. Verify with Fred or ORT directly before opening any MO file.
