The 15/15/30 Rule

Claim = you called or picked up the lead in FUB. Not "I saw it in Slack." Not "I'm about to call." Picked up or called within the window.
Triggers
Leads come off Spark-built landing pages through two channels:
- "Schedule a Showing" button — routes directly to listing agent (no time-box applies — this is a direct agent request, not a captured lead)
- Buyer guide capture, contact form, lead magnets — flows into the 15/15/30 protocol
The second channel is where the routing rule lives.
Why This Structure
Three competing priorities:
- Listing agent gets the fair first shot — they generated the listing and paid the relational cost with the seller
- Speed to lead protects conversion — 15 minutes is the window where contact rates still exceed 70%; beyond that it falls off a cliff
- No dead leads — the pond ensures leads get pursued by someone even if no one claims in 30 minutes

Lead Pond Mechanics
Leads that hit the 30-minute mark drop into the team-wide lead pond. Any agent can claim and work them. Pond leads are rewarded to the agent who makes contact — first to close the loop wins.

FUB Configuration
- Alert to listing agent at T+0
- Alert escalates to team distribution at T+15
- Lead state changes to "pond" at T+30 — visible to all agents via FUB smart list
