Spark — Listing Showcase Builder

Summary

Spark is the entry point for the entire listing marketing pipeline. Agent drops a Zillow Showcase MediaExperts link into Spark, enters a few metadata fields, and Spark builds a branded Artemis landing page in 2-3 minutes. The listing agent is hyper-featured on the page, leads route into Follow Up Boss, and a LyraLink short URL is auto-generated. Live at spark.stoicagent.com. Replaces the old workflow of texting or emailing Fred for listing marketing.

Photo source priority: Showcase (default, best quality) > MLS fallback (toggle). Every listing should be on Zillow Showcase — it's included with every listing and dramatically improves the landing page output.

  • Lead capture hooks (guides, showing requests) routed to Follow Up Boss
  • LyraLink short URL auto-generated with Meta pixel injection
  • Slack notification to Fred on successful build (agent Slack link coming)

Lead Routing

Leads from Spark-built pages follow the showcase-lead-routing protocol — 15 minutes to listing agent, then 15 minutes to the team, then to the lead pond. See that page for the full rule set.

Pipeline Position

Spark is one layer of a three-tool chain:

  1. Spark builds the landing page
  2. Lyra wraps the URL with pixel + tracking (auto-generated)
  3. Hermes distributes organic posts across all agent pages with personalized captions

Future state: Spark build will auto-trigger Hermes distribution without manual intervention, and Facebook MCP Ads will boost organics behind the correct agent ad accounts.

Why This Exists

Old workflow: agents texted or emailed Fred for marketing, Fred manually built it, bottleneck. Spark removes Fred from the critical path. The team is meant to self-serve.
