Marketing Stack Migration

Marketing Stack Migration

Current Stack

Tool Monthly Cost Function
Curaytor $1,800 Email marketing, landing pages, social ads
Sked Social media scheduling
kvCORE CRM, IDX website, lead routing
Mailchimp Email lists (secondary)
PropStream Property data, skip tracing

Total estimated redundant spend: $2,300/mo across overlapping tools.

Target Architecture

n8n Cloud as the central orchestration layer, with Claude API for content generation and Meta MCP for ad placement. This replaces Curaytor's core functions at a fraction of the cost while adding automation capabilities Curaytor cannot provide.

5 Core Workflows to Automate

1. New Listing → Full Campaign

Trigger: listing goes active in MLS. Automated output: branded social graphics, email blast, landing page, Facebook/Instagram ad set. Currently requires 3-4 hours of manual work per listing.

2. Lead Capture → CRM Routing

Trigger: new lead from any source (Zillow, Realtor.com, website, social). Automated output: lead scored, routed to appropriate agent based on tier and capacity, initial drip sequence triggered.

3. Mass Page Posting

Trigger: scheduled or on-demand. Automated output: listing content distributed across all active social channels with platform-specific formatting.

4. Graphic → Branded Post

Trigger: raw photo or design asset uploaded. Automated output: branded with Artemis template (Telegraf + Inter fonts, Cobalt/Coral/Seaglass palette), sized for each platform, queued for posting.

5. Weekly Ad Intel Brief

Trigger: weekly cron. Automated output: Meta ad performance summary, spend vs. lead cost analysis, recommendations for budget reallocation.

Recurring Automated Processes

  • Agent rankings: weekly performance report generation and distribution
  • Coaching call processing: transcription, action item extraction, follow-up scheduling
  • Guide building: automated buyer/seller guide generation from templates

Migration Impact

Metric Before After
Monthly tool spend $2,300+ ~$200 (n8n + Claude API)
Manual labor hours/mo 23+ <5
Listing launch time 3-4 hours <30 minutes
Campaign consistency Variable Templated, brand-locked

The savings and efficiency gains directly support seven-levers-strategy Lever 5 (scale to 500+ txns) by removing the marketing bottleneck that currently limits listing throughput. See also listing-marketing-engine for the technical implementation.

Build Status (2026-04-17)

About half the migration stack is in production as of mid-April 2026. Fred built the visible stack in ~one month using Claude, and there are roughly 2x more tools built behind the scenes that haven't been shown to the team yet.

Pipeline Architecture

The live tools chain together:

Spark (landing page)
  ↓
Lyra (short URL + pixel injection)
  ↓
Hermes (organic distribution to all agent pages, per-agent caption)
  ↓
Facebook MCP Ads (planned — paid boost behind correct agent accounts)

Downstream tools for the buyer and seller side:

Athena (buyer portal) ←→ Delphi (closing costs) ←→ Iris (CMA + valuation)
                                                     ↑
Orion (farmland / seller lead intel)

Every tool writes to and reads from olympus-operations-wiki for shared context.

Listing Leads Sunset (April 2026)

A separate vendor — Listing Leads (LL) — is being sunset in stages now that Seneca's corpus has absorbed its content library. Each new tool that ships removes a category of LL value and triggers a tier downgrade or full cancellation. Critical near-term decision: do NOT upgrade to LL AI Pro before its May 1, 2026 paywall transition — Aegis is the planned replacement.

Full schedule, sunset triggers per tool, and auto-pull continuity plan at listing-leads-sunset-plan.
