Flex Performance Incentive — Cap Absorption

Summary

Agents who maintain Zillow Flex high performance for 6+ months per year get their $6,000 Real Broker cap absorbed by Fred. The agent only ever sees the team split. Individual performance plans are being developed per agent. As of May 2026, the underlying cap is now $4,000 — Real Broker executed the $6K → $4K reduction in ReZen after Artemis crossed $100M rolling-12 volume.

The Policy (HP path)

  • Threshold: 6+ months of Flex high performance in a calendar year.
  • Reward: Fred absorbs the agent's annual Real Broker cap.
  • Net effect: Agent's only cost is the team split. No cap, no per-transaction brokerage fee.
  • Implementation: Performance plans are slightly different per agent based on their situation, but the 6-month high performance baseline is consistent.

Year 1 path — codified 2026-05-06

  • Trigger: 10 deals in Year 1.
  • Reward: $4K cap fully removed (Fred absorbs).
  • Why codified now: Splits & Fees memo v1.0 made it universal policy rather than ad-hoc. Year 1 agents get a clean, achievable target with the cap-absorption upside spelled out up front.

Super Team Cap Reduction — LIVE (May 2026)

  • Trigger hit. $100M rolling-12 ReZen volume crossed ~April 30, 2026. See mega-team-status.
  • Cap dropped $6K → $4K. All eligible agents now show $4,000 in ReZen "Current Cap Cycle" on My Dashboard.
  • No ICA reissued. Real told Fred an ICA would go out; it hasn't. Cap visibility is in-system only, not paperwork.
  • Already-capped agents stay at $6K this cycle. The $4K cap applies from the next cap reset forward — no retroactive refund.
  • Fred has a verification dashboard to check which agents have been moved.

Per-agent annual savings: $2K cap reduction + reduced per-transaction brokerage fees at the $4K tier. Across the eligible agent base, that's a meaningful reduction in Fred's cap-absorption outlay for HP agents and a direct savings for non-HP agents.

Context

This incentive was announced in the Feb 2025 Chad Wilkins coaching call. Fred uses it to encourage Flex adoption — especially among rural agents who might otherwise avoid the program due to performance pressure. The message: high performance pays for itself. The May 2026 cap reduction sweetens the math for both Fred (lower absorption cost) and HP agents (already covered) while delivering a direct $2K/year benefit to non-HP agents who pay their own cap.
