Summary
Artemis is at 7 high-performing (HP) Zillow agents — best stretch ever, held steady multiple weeks. 8 candidates are within "one ZHL or one contract" of joining. Heather Casper voluntarily graduated for a Hawaii break. Darin Revermann recovered from an admin issue (PA finalization in ReZen) and went 0 → 5+ closings. The HP count is the lever Zillow uses to allocate connections per zip — see zillow-flex-program.
Current HP roster (7)
| Agent | Notes |
|---|---|
| Jackie Poponi | Longest tenure at HP |
| Curtis Thompson | "Finally figured out ZHL" |
| Andrew Meirink | Laser-scoped pipeline; Year 1 fast learner |
| Brad Hasquin | Laser-scoped pipeline; fast learner |
| Chad Wilkins | "Turns it on like Jordan in the fourth quarter" — engages HP when he wants to |
| Alicia Howard | One single dip out of HP all year (winter ZHL come-to-Jesus moment); banking files now |
| (7th slot per Fred's count — likely captures one of the candidate-tier agents who locked HP recently) |
Just-graduated (intentional pause)
- Heather Casper — chose to hit HP, hit pause, hit Hawaii. "Baller move" per Fred. Returns post-vacation.
Knocking on the door (8 candidates)
Fred sees 8 agents who can hit HP with one ZHL file or one contract. Not named individually in the snapshot but tracked via leaderboard.
- 9th candidate: Darin Revermann. Was at zero closings for an extended window because of a transaction-entry integrity issue (closings finalized in MARIS but not in ReZen Performance Agreement → Zillow doesn't credit). Admin fix → 5+ closings unlocked → on the cusp of HP.
The Darin lesson — PA finalization is gating
Closing in MARIS and paying Zillow does NOT credit the deal. Must finalize in ReZen PA for Zillow to register the credit. This is a recurring data-integrity risk that nuked Darin's HP visibility for an extended period.
Action item: transaction processing SOP should explicitly include "verify PA finalized in ReZen" as a Zillow-deal completion step. See rezen-flex-transaction-processing.
Why HP count matters (refresher)
Zillow's leaderboard model allocates connections per zip code by HP count, not team size. More HPs = more connections = expanding territory pie (see zillow-flex-program "Growth doesn't dilute" section). Going from 3-4 HPs to 7 HPs in recent weeks moved monthly connection allotment from 170 to 230+.
Coaching levers Fred uses on HP candidates
- ZHL discipline (1 per 10 connections taken)
- FUB pipeline updating consistently
- Quality-over-quantity lead intake (block sub-$120K in certain zips)
- 5-6% close rate floor
